Kenya’s capital, Nairobi, is a bustling metropolis with a population of approximately 5.3 million, as per the World Population Review. This number is expected to nearly double to 8.4 million by 2035, increasing the demand for affordable housing. Despite the city being home to some of the most expensive neighborhoods in Africa, there are still areas within the Nairobi Metropolitan region where low-income earners can find affordable housing.

For individuals earning around KSh 10,000 per month, housing costs can be a major concern. According to the United Nations (UN), housing expenses should ideally not exceed 30% of a household’s monthly income. Here are some of the most affordable estates in the Nairobi Metropolitan area for low-income earners.

The Habitat for Humanity highlights Kenya’s annual housing demand at 250,000 units, with a supply of only 50,000 units, leaving a deficit of 2 million homes. This underscores the growing need for affordable housing solutions, especially for low-income earners.

While affordable options exist, Nairobi is also home to luxurious neighborhoods like Gigiri, hosting large expatriate communities and international organizations such as the United Nations.
