List of Cheapest Estates to Live in Nairobi Metropolitan with a Monthly Salary of KSh 10,000

Kenya’s capital, Nairobi, is a bustling metropolis with a population of approximately 5.3 million, as per the World Population Review. This number is expected to nearly double to 8.4 million by 2035, increasing the demand for affordable housing. Despite the city being home to some of the most expensive neighborhoods in Africa, there are still areas within the Nairobi Metropolitan region where low-income earners can find affordable housing.

For individuals earning around KSh 10,000 per month, housing costs can be a major concern. According to the United Nations (UN), housing expenses should ideally not exceed 30% of a household’s monthly income. Here are some of the most affordable estates in the Nairobi Metropolitan area for low-income earners.

1. Ruiru

Located in Kiambu County, Ruiru is about a 40-minute drive from Nairobi’s central business district (CBD). This growing town is popular among commuters working in Nairobi due to its proximity and relatively affordable housing.

  • Single rooms: KSh 3,000/month
  • Bedsitters: KSh 5,000/month

2. Kangemi/Uthiru

Situated along Waiyaki Way, Kangemi and Uthiru are ideal for middle and lower-income residents. These areas offer a mix of mabati (iron-sheet) houses and permanent structures.

  • Mabati single rooms: KSh 4,000/month
  • Bedsitters: KSh 6,000–10,000/month

3. Ruai and Gachie

Ruai, located on the eastern side of Nairobi, and Gachie, in Kiambu County, are known for their budget-friendly housing options.

  • Mabati single rooms: KSh 2,000–3,000/month
  • Block single rooms: KSh 3,000–4,000/month
  • Bedsitters: KSh 5,500/month

4. Kinoo

Kinoo is a quiet and affordable residential area located along the Nairobi-Nakuru Highway, near Kikuyu town.

  • Mabati houses: From KSh 1,500/month
  • Block single rooms: KSh 3,500–4,000/month
  • Bedsitters: Starting at KSh 6,000/month

5. Wangige

Located in Kabete Constituency along the Western Bypass Highway, Wangige offers a mix of mabati houses and permanent rental units.

  • Cheapest houses: KSh 1,500–6,000/month

Challenges in Nairobi’s Housing Sector

The Habitat for Humanity highlights Kenya’s annual housing demand at 250,000 units, with a supply of only 50,000 units, leaving a deficit of 2 million homes. This underscores the growing need for affordable housing solutions, especially for low-income earners.

Most Expensive Estates in Nairobi

While affordable options exist, Nairobi is also home to luxurious neighborhoods like Gigiri, hosting large expatriate communities and international organizations such as the United Nations.

  • Average home price: KSh 119.3 million

Conclusion

For individuals earning KSh 10,000 per month, affordable housing options exist in areas such as Ruiru, Kangemi, Ruai, Kinoo, and Wangige. These locations provide budget-friendly accommodations without compromising on accessibility to the city. As Nairobi’s population continues to grow, initiatives to address housing affordability will be crucial in supporting the city’s low-income residents.
